How subscribing works

  1. Try the free run on your own file

Free: 1 file per day, up to 10 pages, no account. The tie-out banner tells you whether the tool reads your system's layout correctly before you pay anything.

  2. Pick the plan that fits the volume

Pro is for one person who works rent rolls every week: 100 files a month, files up to 150 pages. Team is for a group: 3 seats and 400 files a month, same page limit. A paid month is counted in pages on your page code, 15,000 on Pro and 60,000 on Team.

  3. Subscribe

Use the Subscribe button on the plan. It opens PayPal checkout for that plan, set up as a monthly subscription; card details never pass through this site. After approval PayPal brings you back to this page. If no checkout can be started, the page says so and gives you the email route instead.

  4. Receive your page code by email

After the first payment an email from RentRoll Engine ([email protected]) brings your page code; every renewal tops up the same code. Allow a few minutes and check spam. The email links back to this page with the code filled in, or you can type it into Have a page code? below. Enter it once and it stays in this browser.

  5. Convert, and let the code do the rest

A file uses the code only when the free allowance cannot serve it: a file over 10 pages, or a second file in a day. Files up to 150 pages convert in full. Unused pages roll over and never expire, and the result shows how many pages are left after each paid conversion.

What it costs against the alternatives

Cost and volume of three ways to get a rent roll into a spreadsheet
What matters By hand in Excel Generic OCR or PDF-to-Excel RentRoll Engine
Check against the page total Only if someone re-adds the column by hand. None. The sheet is whatever the converter produced. Every file. Rows are summed and compared with the printed total, for rent and square feet.
A misread or dropped digit Typos pass unless caught in review. Passes silently, then sits in the model. Moves the sum, so the banner turns amber and shows the variance to the cent.
Column headings Matched by eye, every file. Left as printed; you rename and reorder. Mapped by synonym: Unit, Suite, Apt; Tenant, Lessee, Resident; SF, RSF, GLA; Rent, Base Rent.
Annual versus monthly rent Easy to miss when a column is headed Rent. Not handled. An annual column is divided by 12 and every converted row is flagged.
Vacant units Blank or VACANT, handled inconsistently. Left as text in the tenant column. A status column reads occupied or vacant, and vacancy counts feed the occupancy figure.
Dates and money formats A spreadsheet guesses, and may swap day and month. Text strings. ISO dates with day/month ambiguity flagged; (1,234.56) and 1.234,56 read correctly.
What you get Whatever was typed. A spreadsheet that still needs cleaning. A fixed-column RFC 4180 CSV, the same shape every month.
Volume One analyst, one file at a time. Priced per page or per credit, and varies by tool. 100 files a month on Pro and 400 on Team, files up to 150 pages.
Cost Analyst hours. Varies by tool. Free: 1 file per day, up to 10 pages, no account. Pro is $39/month for 100 files a month, files up to 150 pages; Team is $99/month for 3 seats and 400 files a month.

Questions about pricing

How much does RentRoll Engine cost?

Free costs nothing: 1 file per day, up to 10 pages, no account. Pro is $39/month for 100 files a month, files up to 150 pages, and CSV plus JSON. Team is $99/month for 3 seats and 400 files a month, files up to 150 pages. Prices are in US dollars.

What does the free allowance include?

Free: 1 file per day, up to 10 pages, no account. You get the full result, including the tie-out banner, the summary and the CSV download. The allowance is counted per browser, using an anonymous identifier stored on your device, together with your network address.

What is a page code, and how many pages does a plan hold?

A page code is how paid access works, without an account. After the first payment we email it to you from [email protected]; each renewal tops up the same code. The code holds the plan's allowance counted in pages: 100 files × up to 150 pages = 15,000 pages a month on Pro, and 400 × 150 = 60,000 on Team. Enter it once in Have a page code?, on this page or beside the uploader, and it stays in that browser. It is spent only when the free allowance cannot cover a file, and unused pages roll over and never expire.

What happens if my PDF is longer than my plan allows?

Files over 10 pages are converted up to page 10 on the free allowance; a page code converts the whole file, up to 150 pages. If a code has fewer pages left than the file has, only those pages are converted. Whenever a file is cut short, the result says how many pages were converted and the downloads are named with -partial, so a cut-off export is never mistaken for the whole file. Splitting a long rent roll into parts also works, but a part is only checked if it prints a total of its own.

Is there a pay-per-file option?

No. There is the free daily allowance and two monthly subscriptions, Pro and Team. What a month buys is counted in pages on your page code, and because unused pages roll over, a quiet month is not lost.

What is the difference between Pro and Team?

Team is for a group: 3 seats and 400 files a month, against 100 files a month on Pro. Both read files up to 150 pages and export CSV and JSON. The seats are plain: the same page code is entered in three browsers, and the three draw on the same 60,000 pages a month. There is no seat management to set up.

How do I cancel?

Pro and Team are PayPal subscriptions that renew monthly. To cancel, stop the subscription in your PayPal account or email [email protected] before the renewal date, and the plan ends when the paid month does. The pages already on your code stay yours and never expire. The terms set out the details.

How is payment handled?

By PayPal. The Subscribe button opens PayPal checkout for that plan, set up as a monthly subscription: you pay on PayPal's page, and card details do not pass through this site. After approval PayPal brings you back to this page. The page code follows by email from [email protected] within a few minutes. Check spam if it has not arrived, and write to [email protected] if it still has not.

Can I get a custom invoice with a tax ID or a purchase order?

Not at present. Receipts are issued by PayPal. If you need something else, write to [email protected] and say what.

Is RentRoll Engine SOC 2 certified?

No. It holds no SOC 2 or other third-party security certification. What happens to a file is set out plainly on the privacy page: processed in memory, deleted after conversion, with the sub-processors named. If your policy requires a certified vendor for rent rolls, do not upload them.

Where do I get JSON output?

JSON comes with Pro and Team, next to the CSV, on the result of each conversion. It holds the rows, the summary, the tie-out and the warnings in one document.

Billing questions: [email protected].
