Terms of use

RentRoll Engine converts a rent roll PDF into a CSV and compares the extracted rows with the totals printed on the page. It is a conversion and checking tool. By using it you agree to these terms.

• Upload only documents you have the right to upload.
• Do not upload forged, altered or fabricated documents, and do not use the service to produce or support a rent roll that misstates income, occupancy or lease terms.
• Do not try to get around the free allowance, overload the service, probe it, or copy its output at scale.
• Do not use the service for anything unlawful.

We may refuse or suspend access to anyone who breaks these rules, or to protect the service.

Output may contain errors. The tie-out shows whether the extracted rows add up to the totals printed on the page. It does not verify the source document, and it cannot catch every mistake: two errors that cancel out, or a column read consistently wrong, can still tie.

Check the output against the source before you rely on it for lending, investment, valuation or reporting decisions. Nothing here is legal, accounting, tax or investment advice.

Free: 1 file per day, up to 10 pages, no account. Pro is $39 a month, and Team is $99 a month, in US dollars. The features of each are listed on the pricing page.

Pro and Team are PayPal subscriptions that renew monthly until cancelled. Each paid month adds the plan's allowance, counted in pages, to the page code emailed to you; unused pages roll over and do not expire. To cancel, stop the subscription in your PayPal account or email [email protected] before the renewal date, and the plan ends when the paid month does. The pages already on your code stay usable after cancellation. Fees already paid are not refunded for a part-used month, except where the law requires. Prices may change on notice, and a change applies from the next renewal.

You keep every right you have in your files and in the CSV and JSON produced from them. You give RentRoll Engine permission to process a file for the sole purpose of producing the result. The privacy page describes how.

The service is provided as it is, without a promise that it will be available at all times, that it will read every layout, or that its output will be free of error.

To the extent the law allows, RentRoll Engine is not liable for indirect or consequential loss, for loss of profit, or for loss arising from reliance on the output. Where liability cannot be excluded, it is limited to the fees you paid in the twelve months before the claim.
